Is It Time to Replace Your Water Heater? 7 Signs to Watch For

If your water heater has been around for a while, you may have wondered: Do I repair it again, or is it finally time for a new one?

I’m Jeremy with Reliance Plumbing Pros, and homeowners ask me that question all the time.

The answer isn’t automatically “replace it.” Sometimes a repair is absolutely the right move. But there comes a point when an older water heater starts giving you signs that putting more money into it may not make much sense.

Here are seven things I tell homeowners to watch for.

1. Your Water Heater Is Getting Up There in Age

Water heaters don’t last forever.

If yours has been sitting in the garage or utility room so long that nobody remembers when it was installed, it’s worth checking its age.

An older water heater that’s still doing its job may have plenty of life left. But once an aging unit starts needing repairs, I like to look at the whole picture.

How old is it? What’s wrong with it? Has it been repaired before?

Those answers can help determine whether another repair makes sense or whether it’s time to start thinking about replacement.

2. You’re Running Out of Hot Water Faster Than Before

If your household hasn’t changed but your hot water supply has, your water heater may be trying to tell you something.

Maybe that nice hot shower suddenly turns lukewarm halfway through. Or the second person in the house is wondering who used all the hot water.

Sediment buildup, heating components and other issues can affect how well a water heater performs.

That doesn’t necessarily mean you need a new one. But a noticeable change in performance deserves a closer look.

3. The Water Just Isn’t Getting Hot Enough

Sometimes you have hot water — just not enough heat.

If you find yourself turning the faucet farther and farther toward HOT to get the temperature you used to have, something may not be working properly.

There are several possible causes, and many can be repaired.

The important part is figuring out what’s actually happening before deciding what to replace.

4. Your Hot Water Looks Rusty or Discolored

Turn on the hot water and see something you weren’t expecting?

Pay attention to it.

Discolored water can have several causes, so we don’t automatically blame the water heater. But corrosion inside an aging tank is one possibility that should be investigated.

One simple thing you can do is compare your hot and cold water.

✓ Check the cold water

✓ Check the hot water

✓ Notice whether the discoloration happens with one or both

Tell your plumber what you see. That little bit of information can be surprisingly helpful.

5. Your Water Heater Is Making Strange Noises

Water heaters aren’t completely silent, but they shouldn’t sound like somebody is rearranging furniture inside the tank.

Popping, rumbling or banging noises can sometimes happen as sediment accumulates inside a tank.

And here in Florida, water conditions can be tough on plumbing equipment over the years.

A little sound doesn’t automatically mean your water heater is finished. But if an older unit suddenly starts making noises you’ve never heard before, it’s worth finding out why.

6. You See Water Around the Tank

This is one I wouldn’t ignore.

If you notice water around the bottom of your water heater, have a look without taking anything apart.

Sometimes the source can be a connection, valve or another repairable component.

But if the tank itself is leaking, that’s a different situation.

Water has a way of finding places in your home where you really don’t want it. A leaking water heater is something I’d rather deal with sooner than after it creates damage around it.

7. You’re Repairing the Same Water Heater Again and Again

Every water heater may need attention at some point.

But if repairs are becoming a regular event, it’s fair to ask whether continuing to fix an aging unit is still the best use of your money.

This is where I believe in being straightforward with homeowners.

The decision should be based on what’s best for your home — not on selling you something you don’t need.

Once we know those things, the decision usually becomes a lot clearer.
